Home Selling in Waterford, Planned Before You Sign
Selling a house goes better when you know the numbers, the paperwork and the timeline before anything goes public. We sit down with you at our office or by phone and video, map out the sale step by step, and stay with you through closing.

A sale that starts with a plan
Most stress in a house sale comes from surprises: a repair request you did not budget for, a disclosure form nobody mentioned, a closing date that clashes with your move. We try to put those on the table in the first conversation, while you still have time and choices.
From there, we handle the work of selling. That means pricing from recent nearby sales, advice on what to fix and what to leave alone, marketing the property, reviewing offers with you, and keeping escrow on track until the keys change hands.
If your sale involves an estate or a divorce, our pages on inherited and probate houses and divorce home sales cover those situations in more detail.
What our home selling help includes
A pricing review you can follow
We pull recent sales of similar houses in Waterford and the surrounding area and walk you through why each one matters. You see the reasoning, not just a number.
Prep advice with a budget
Some fixes pay for themselves and some do not. We help you sort them, so you spend money only where buyers are likely to notice.
California disclosure paperwork
California sellers owe buyers several disclosures about the property's condition and hazards. We go through each one with you on a call, over video or at our office, and get them done early so they do not hold up an accepted offer.
Marketing and buyer contact
We prepare the property description and photos, handle buyer questions and arrange visits around your schedule.
Offer review side by side
When offers come in, we lay them out together: price, financing, contingencies and timing. A higher number with shaky terms is not always the better deal, and we will tell you plainly.
Escrow to closing
After you accept an offer, we track inspections, appraisal and loan deadlines with the escrow and title companies and keep you posted at each step.
Signs it is time to start planning your sale
You have a target move date
A new job, a school year or a lease ending gives you a deadline. Working backward from it a few months out leaves room for prep and a normal escrow.
Repairs keep getting pushed off
If a roof, a water heater or an aging air conditioner is on the list, it helps to decide now whether to fix it, price around it or offer a credit.
You are not sure what you would walk away with
Between the loan payoff, closing costs and commission, many sellers are surprised by the final figure. A net estimate early on clears that up.
You want to buy before or after you sell
Timing two transactions takes planning. We can line up the sale with our Home Buying Help so you are not stuck between houses.
How a sale with us runs
- 1
A first conversation
We talk by phone, by video or at our office about the property, your timeline and your goals. No commitment is needed to have this talk.
- 2
Numbers and a written plan
We prepare a pricing review and an estimate of what you would net after costs. You get a written timeline showing prep, marketing and target closing.
- 3
Prep and paperwork
You handle the repairs you choose while we start the disclosures and get photos and marketing ready. Doing the forms now keeps escrow from stalling later.
- 4
Offers and escrow
We review every offer with you and negotiate terms. Once you accept, we follow each deadline through inspection, appraisal and loan approval.
- 5
Closing day
Escrow records the sale, funds are released and you hand over the keys. We stay reachable afterward for any questions that come up.
What moves the cost of selling
Every sale has costs, and we would rather you see them at the start than at the closing table. We give you a written estimate of your expected net before you agree to anything. These are the things that change the figure most.
- Agent commission
- Commission is set in the agreement you sign with us. We go over it in writing before you commit, along with exactly what it covers.
- Escrow, title and transfer costs
- California sales carry escrow and title fees plus a county transfer tax. Who pays which items can be negotiated with the buyer.
- Repairs and buyer requests
- Buyer inspections often turn up items to fix or credit. Planning likely requests in advance keeps them from becoming a last-minute surprise.
- Prep spending
- Paint, yard work and small fixes are optional costs. We help you choose the few that are worth it for this particular house.
- Loan payoff and liens
- What you still owe on the mortgage, plus any liens, comes out of the proceeds at closing. We include it in your net estimate.
Questions about selling with us
Something not covered here? (209) 709-3560
How long does it take to sell a house?
It depends on price, condition and the season, plus the buyer's financing. Once you accept an offer, escrow usually runs several weeks. We give you a realistic timeline for your property in the first planning conversation.
Do I have to fix everything before I sell?
No. Many repairs are better handled with a price adjustment or a credit to the buyer. We help you decide item by item so you are not spending money that will not come back to you.
What if I change my mind after signing with you?
You can cancel our agreement at any time before the house goes under contract, with an easy exit. Once a buyer's offer is accepted, the purchase contract sets the rules from there.
Can I sell if I still owe on my mortgage?
Yes, most sellers do. The remaining loan is paid off from the sale proceeds through escrow. We estimate the payoff with you early so you know roughly what you will receive.
Can you help me buy my next place too?
Yes. Our Home Buying Help covers the purchase side, and we coordinate both timelines so the sale and the purchase line up as closely as possible.
